Why do landlords need a Gas Safety Certificate?

Landlords have a duty of care to their tenants. They are legally required to have all gas appliances in a rented property safety tested every year by a Gas Safe registered engineer.

Our London based Gas Safe registered engineers are qualified to carry out gas safety checks and issue Gas Safety Certificates. If the gas appliance requires repairs or servicing, we can provide you with a quotation. Our South East London tradesmen can often carry out the work during the same visit at a reduced cost.

After completion of all necessary gas safety checks you will be issued with a Gas Safety Certificate. This certifies that all appliances are safe to use. Both tenant and landlord will be provided with a copy of the Gas Safety Certificate which should be retained and is valid for one year from the date of issue.

Gas Safety inspection tests include:

• Full gas system soundness test to confirm no gas leaks in property
• Standing and working pressure check
• Room ventilation check
• Burner pressure/gas rate checked against manufacturer's data plate/manual
• Ensuring satisfactory operation of flame failure devices
• Flue flow test to ensure removal of combustible products
